Local Real Estate Market Update
Greater Toronto Area (GTA)
REALTORS® reported 6,560 sales through TRREB’s MLS® System in March
2024 – down by 4.5
per cent compared to March 2023.
New listings were up by 15 per cent over the
same period. On a seasonally adjusted monthly basis, sales were down by
1.1 per cent. New listings were down by three per cent compared to
February.
The first
quarter ended with sales up by 11.2 per cent year-over-year. New
listings were up by a greater annual rate of 18.3 per cent.

Real Estate Law
Real estate is the modern term for land
and anything that is permanently affixed to it. Fixtures include buildings,
fences, and things attached to buildings, such as plumbing, heating, and
light fixtures. Property that is not affixed is regarded as Personal
Property. For example, furniture and draperies are items of personal
property

Real
Estate Ownership in Ontario:
|
In Ontario
there are five ways to own real estate:
Sole Ownership
An
individual purchase the property in their own name.
Joint Tenants
Under
this type of ownership, each owner owns the property equally. It
does not matter what the proportionate share contribution was to
the purchase. The net proceeds of sale will be divided equally
unless otherwise agreed to by the parties. Joint Tenancy
typically means that, should a purchaser become deceased, the
surviving purchaser(s) on title will inherit the deceased's
interest in the property. Where one of the "joint
tenants" dies, the surviving joint tenant(s) usually
automatically becomes the owner(s) of the property no matter what a
will might state. This is the manner of holding title most commonly
used by spouses.
Tenants
in Common
Under
this type of ownership each owner’s share can be different (e.g.
John owns 90% and Jim owns 10%). Tenancy in Common means that
should a purchaser become deceased, that deceased person's interest
in the real estate will be transferred according to that person's
will or, if no will exists, according to the Law of Ontario (if the
real estate is in Ontario).
Trust Agreement
A
trust situation should be discussed with a lawyer. It generally
signifies that the person who is registered on title in the Ontario
Land Registry Office is not the true, or beneficial, owner.
e.g.
'JANE DOE, IN TRUST"
It
does not usually indicate (but it can) on the ownership document
who is, in fact, the real owner (the beneficial owner).
Partnership Agreement
If
more than one person will be shown on title as owner and, if only
one person is providing all (or a substantial portion) of the funds
needed for the purchase, you may wish to consider entering into a
special partnership agreement to avoid any future misunderstanding
with respect to distribution of proceeds upon a resale of the
property. Should you wish such an agreement to be prepared for
signature when you sign final closing documents, please inform this
office. One of the features of such an agreement is to return to
each purchaser whatever cash was originally contributed by each
purchaser at the time of completing the transaction as well as any
additional contributions made to improving the property during the
period of ownership (such as, new roof, finishing basement, remodelling kitchen, new floorings, addition to
house, etc.). Other features of the agreement deal with
distribution of the balance of proceeds once the property is
eventually resold and what happens if one partner wishes to sell
and the other partner does not. Each partner should consider
obtaining independent legal advice PRIOR TO entering into a
partnership agreement.

Springtime Window Cleaning
Springtime
Cleaning is the perfect time to make your outside and inside windows
sparkle and shine. In order to get squeaky clean and steak free shiny
windows you will need to clean your windows at least twice a year. Cleaning
your windows takes off layers of film, dust and grime. With springs
beautiful weather, you will want all the bright sunlight to come gleaming
through your sparkly windows to brighten up your house. The last
thing you will want to see when looking out your windows in the springtime
is smears and marks.
Do It Yourself (DIY)
Window cleaning is a big job and the amount of time it will take depends on
how many window you have to clean. This is the cheapest option to take, but
you will need to supply all your cleaning tools/supplies. Some of your
windows may be out of your arms reach and therefore you may need a ladder
to be able to reach these windows.
What works
best for cleaning windows?
- The best things for
cleaning window are newspaper (black and white paper) and a commercial
window cleaner. This is also the cheapest option and probably the best. If
you use newspaper it is best to wear gloves to save your hands from the
mess. Using newspapers is also great for our environment as you are
recycling the newspapers.
- Coffee filter work better
than newspaper and paper towels but cost more than reusing newspapers.
- A Vinegar and water
mixture works really well on cutting the grime on windows and mirrors.
- Paper towels work well but
can leave a bit of lint behind.
- Commercial window cleaners
like Windex and Windolene do a good job at
cleaning.
- Window squeegees are good
but can be difficult to remove your cleaning solution.

Depending on the windows you are cleaning there are loads of different
tools on the market that help to make window cleaning easier.

Door Knockers!!!
When
a salesperson knocks on your door and promises you something that
seems too good to be true, it likely is…
One of the most
popular ways for Realtors to drum-up business is to let home-owners know
that they ‘might’ have a buyer
interested in purchasing their house or condo.
I myself get 1-3 door
knockers per month Realtors that say, “I have a qualified buyer looking to
purchase a home in your area are you think of selling.”
But that Realtor
isn’t really looking
for a property to sell to their buyer, who may or may not be fictitious;
they’re looking to make contact with a home-owner, sit in the living room,
talk, and possibly make a contact for today or tomorrow.
Before you hear a sales pitch and when
you open your door to a salesperson, remember:
New rules mean some products and services
cannot be sold door-to-door:
Certain
products and services can’t be sold or marketed door-to-door
Dealing with Door Knockers:
Ask for photo ID and
get the name of the person and the business
Never share personal
information (e.g, an
electricity or gas bill)
If you ask a
salesperson to leave, they must leave right away. If you feel unsafe, call
local police

Update your home’s look by
The following tips can help get a home up-to-date without breaking
the bank:
1.
Move it.
Simply rearranging the furniture can reenergize a
room. Add and remove furniture, lamps, rugs, and accessories from other
parts of the house to create a whole new look. Mirrors are particularly
useful when it comes to updating a room. Try one out in different rooms to
see where it fits best. Even just moving a mirror to a different wall can
create a more welcoming feel.
2.
Plant it.
Houseplants are a generally undervalued design
component that can add texture, warmth, and color to any room. Just drop
plants in their store containers into decorative planters. Small plants can
be moved easily and regrouped to change a room's look, while larger ones
make a statement on their own.
Group
plants of differing heights, fullness, and color for the most dramatic
effect. Jettison the scraggly specimens, Westman
says. "It's important to have plants that are well maintained and in
tip-top condition."
3.
Paint it.
Paint is one of the easiest and most cost-effective
ways to make a substantial change. Use dramatic colors in powder rooms and dining
rooms, and more neutral colors in living spaces. When selecting colors,
"be sure to ask, 'What am I trying to do? How do I want this to
feel?'" Birdsong says. "And always, always do a
test before you paint the whole room."
8.
Clean it.
Turn a critical eye to the flooring to make sure it's
up to snuff. Scrub grout and seal natural stone. Rub out scratches and
nicks on wood floors with scratch cover. "Get down on your hands and
knees and detail the floors," Birdsong says. "It takes a little
elbow grease, but the results are well worth it." Vinyl flooring is a
bit harder to spruce up but usually can be replaced easily and
inexpensively
